Commercial EICR Testing & Electrical Compliance in London

Every commercial property in London has a legal duty to maintain safe electrical installations. Whether you’re a business owner, property manager, or facilities manager, a valid EICR (Electrical Installation Condition Report) is not optional — it’s a requirement under the Electricity at Work Regulations 1989 and the Health and Safety at Work Act 1974.

DB Site Services provides fully certified commercial EICR testing across London. Our NICEIC-approved engineers carry out thorough fixed wire testing, issue clear compliance reports, and handle any remedial works in-house — no third-party delays, no disruption to your operations.

What Is a Commercial EICR?

A Commercial EICR (Electrical Installation Condition Report), also known as fixed wire testing, is a formal inspection of all fixed electrical installations in your building — wiring, distribution boards, sockets, switches, and switchgear.

The inspection assesses whether your electrical systems are safe, correctly protected, and compliant with current BS 7671 Wiring Regulations. At the end of the inspection you receive a detailed report classifying any issues found:

  • C1 — Immediate danger: Action required immediately
  • C2 — Potential danger: Remedial work required soon
  • C3 — Improvement recommended: Non-urgent recommendations
  • FI — Further investigation required: Unable to assess without additional testing

A Satisfactory EICR confirms your installation is safe for continued use and is accepted by landlords, insurers, local authorities, and the Health & Safety Executive.

How Often Does a Commercial Property Need an EICR?

The frequency depends on the type of premises and how heavily the electrical systems are used:

  • Offices and retail units — every 5 years
  • Industrial units and warehouses — every 3 years
  • Schools and public buildings — every 5 years
  • High-risk environments — more frequently, as advised by your engineer

If you are unsure when your last inspection was carried out, or cannot locate a previous report, we recommend booking an inspection as soon as possible.

Who Is Responsible for a Commercial EICR?

Responsibility depends on who controls the electrical systems:

Building owners are responsible for the main electrical infrastructure — fixed wiring, distribution boards, and permanent installations.

Occupying businesses are responsible for any electrical systems installed after taking on the premises.

Facilities managers are assigned to arrange inspections and keep documentation up to date.

If you are unsure of your obligations, our engineers can advise you before the inspection begins.

What Does Our EICR Inspection Cover?

  • Step 1 — Initial assessment We review your premises layout, access requirements, and existing documentation, and agree a schedule that minimises disruption to your operations.

Step 2 — Visual inspection Our engineers carry out a full visual check of all electrical accessories, switchgear, and wiring for signs of damage, deterioration, or non-compliance.

Step 3 — Dead and live circuit testing We conduct comprehensive dead and live testing of all circuits to assess compliance with BS 7671, including insulation resistance, continuity, and polarity testing.

Step 4 — EICR report and certification You receive a fully documented EICR with coded observations — C1, C2, C3, and FI — clearly explaining every finding.

Step 5 — Remedial works (if required) Any dangerous or potentially dangerous findings are addressed promptly by our own engineers. No third-party contractors, no delays.

Frequently Asked Questions

Is a commercial EICR a legal requirement?

Yes. Under the Electricity at Work Regulations 1989 and the Health and Safety at Work Act 1974, all employers and landlords must maintain safe electrical systems. A valid EICR is the standard way to demonstrate compliance.

This depends on the size of the property and number of circuits. A small office may take half a day; a large warehouse or multi-floor commercial building may require a full day or more. We will give you a clear timeframe before we begin.

Some circuits will need to be de-energised for dead testing. We work with you to schedule this at a time that minimises disruption to your business.

We will provide a clear list of remedial works required, classified by urgency. Our own engineers can carry out all remedial works — bringing your installation up to standard quickly and efficiently.
